Non-ExemptPurpose of Sr Maintenance MechanicThe Sr Maintenance Mechanic, under the direct supervision of the Facilities and Maintenance Manager, will play a key role in overseeing maintenance activities and ensuring that all properties are maintained to the highest standards the efficient operation of equipment, tools, and vehicles.
Performs general custodial duties in the public areas of SHA properties.

Works an agreed-upon schedule and works additional hours as necessary to complete work.

Essential Duties and Responsibilities Provide guidance and technical expertise to a team of maintenance mechanics, ensuring safe and high-quality completion of work.
Maintain, repair, and install HVAC, plumbing, electrical, and mechanical systems.
Conduct preventive maintenance inspections and implement maintenance programs.
Coordinate with vendors and contractors for repairs and oversee their work.
Respond to emergencies and provide after-hours support.
Paint interior and exterior areas of buildings as needed.
Work across multiple properties in the portfolio.
Maintain accurate records of work performed, materials used, and equipment serviced.
Train and mentor other mechanics on best practices.
Troubleshoot electrical, plumbing, and appliance systems, performing repairs, replacements, and preventive maintenance.
Perform carpentry work, including door/window repair, cabinet/handrail repair, roofing, and lock re-keying.
Carry out minor masonry work, such as grout and brick repair, and minor concrete repairs.
Conduct sheetrock repair, including installation and blending finishes.
Follow established standards for painting walls, ceilings, and other surfaces.
Maintain cleanliness and safety of common areas, performing trash and debris removal.
Perform specific grounds maintenance tasks, such as mowing, trimming, pruning, fertilizing, etc.
Clear snow and ice from sidewalks using appropriate equipment and materials.
Operate and maintain swimming pools and spas.
Prepare vacant units for occupancy, performing cleaning, maintenance, and repairs.
Conduct equipment preventive maintenance tasks and inspections.
Participate in on-call and weekend emergency maintenance and repairs.
Maintain thorough knowledge of property management and maintenance procedures.
Report unusual circumstances to the Property Supervisor.
Utilize various power tools, equipment, and cleaning tools.
Communicate and collaborate with Facilities and Project Manager regarding products, vendors, and improvements.
Coordinate and inspect work performed by vendors and contractors.
Assist with ordering and receiving supplies, updating Material Safety Data Sheets.
Provide guidance and technical input to department personnel for capital improvements and maintenance decisions.
Assist other staff with assignments and perform necessary duties as required.

Acceptable Experience and Training High school diploma or GED (vocational or technical training preferred).
Minimum of five years of maintenance and repair experience for building systems and equipment.
Proficiency in reading and interpreting technical manuals and schematics.
Knowledge of HVAC, plumbing, electrical, and mechanical systems.
Strong troubleshooting and problem-solving abilities.
Excellent leadership and communication skills, fostering collaboration with team members.
Any equivalent combination of experience and training which provides the knowledge and abilities necessary to perform the work of a Maintenance Mechanic.
A Certified Pool Operator (CPO) license by the National Swimming Pool Foundation is required within 6 months of employment, and a gas license is required within one year of employment.
Must have and maintain a valid driver's license, reliable transportation, satisfactory driving record, and adequate insurance coverage.
Must maintain an acceptable driving record according the SHA's policy and insurer.
Essential Physical AbilitiesThe physical demands of this work are moderate.
Frequent physical demands include lifting to 25 pounds, carrying, standing, walking, stooping, reaching, handling, and bending.
Physical demands include using hands to finger, handle or feel.
The employee is regularly required to reach, climb, or balance, stoop, kneel, crouch, crawl or lift.
The employee must occasionally lift and/or move up to 50 pounds.
Specific vision abilities required by this job include close vision, and distance vision.
Sufficient clarity of speech and hearing or other communication capabilities, with or without reasonable accommodation, which permits the employee to discern verbal instructions and to communicate effectively in person and on a telephone are essential.
The work environment noise level is usually moderate.
